H-E-B to Anchor Landmark

A major new Denton-area master-planned development is officially underway, stating with one of Texas’ most anticipated retailers: H-E-B. According to Costar, construction has begun on a 20-acre site at I-35W & Robson Ranch Road, including a $60 million grocery store — positioning retail as the first major catalyst for future growth.

The store will serve as the early anchor for Landmark, a long-term $10 billion mixed-use development spanning 3,200 acres, planned to deliver approximately 6,000 single-family homes, 3,000 apartments, and 900 acres of retail hospitality, and entertainment. The initial residential phase includes 747 single-family lots, with model homes expected to open spring 2026.

Costar also notes that H-E-B’s entry into fast-growth markets often accelerates surrounding commercial activity, historically attracting restaurants, banks, and other retail users and helping push vacancy rates near these locations to extremely low levels.

Cole Ranch Development

Southwest Denton is preparing for a major growth wave with the advancement of Cole Ranch, a large-scale master-planned community on more than 3,000 acres of former ranch land. Plans call for 4,000+ new homes, with the first 400 homes expected by 2027, toggling a significant expansion in Denton’s residential inventory.

In addition to housing, the development includes 156 acres of commercial space and a 55-acre business park, positioning the area for strong job creation and long-term retail growth. The community plan also emphasizes quality of life infrastructures, featuring two amenity centers, multiple parks (including a 50-acre city park), and approximately 1,200 acres of preserved green space connected by 26 miles of trails.

Cole Ranch is being discussed as one of Denton’s most significant new growth districts and is expected to complement other large-scale projects underway nearby as Denton County continues its rapid expansion.

I-35 Merger Upgrade Expands Denton County Mobility

TxDot is advancing a major infrastructure project to improve traffic flow through one of Denton County’s most critical transportation corridors: the I-35E/I-35W merger in Denton. The project will widen Interstate 35 from four lanes to six, rebuild and modernize the I-35E/I-35W interchange, and upgrade ramps to improve safety and reduce congestion.

In addition, TxDOT plans to expand the frontage roads from four lanes to eight, supporting better local access for businesses and residents while easing bottlenecks caused by heavy commuter and freight volume. Overall, these improvements are expected to strengthen connectivity throughout Denton County and support continued growth by improving mobility along the region’s most important north-south development spine.
